No pressure. No pitch. Just an honest conversation about your situation, what’s possible, and whether we’re the right fit.
Anyone can collect five-star reviews. The question is what sits behind them.
Every buyer’s agency will tell you they save clients money. Every one will tell you they have market knowledge, negotiation expertise, and personal service. The claims are identical across the industry, because the claims cost nothing.
Results are different. Results have addresses. They have purchase prices and median comparisons. They have timelines that either stack up or don’t. They have clients whose names are attached to outcomes they were happy enough to talk about.
What you’ll find below isn’t a curated highlight reel of our best-ever deals. It’s our 2026 track record, the properties we’ve negotiated, the savings we’ve achieved, and the situations we’ve navigated for clients across Gold Coast and Brisbane this year.
$40,000 average savings across every engagement. Not the biggest deal. Not the outlier. The average.
That’s the number we’re most proud of, because averages don’t lie.
Every Deal Tells A Story. Here Are 7 Of Them.
“They are beyond professional, attentive to the challenge of
not just finding us a house but a HOME.” – Victoria & Troy.
$60,000 below median
Property
Reedy Creek, Gold Coast

4-bedroom, fully renovated, 820sqm
Savings
$60,000
Victoria and Troy had found the property. Fully renovated, 820sqm, four bedrooms, everything on their brief. The suburb median was $1.59M and comparable sales in the high $1.6Ms gave the owners a case for their asking position. On paper, the numbers said this was going to cost what it was going to cost.
Ben and Alistair came in knowing the property cold, every comparable, every recent sale, every data point that either supported or undermined the owners’ position. Not to argue. To negotiate from a position of preparation that most buyers don’t have and most sellers don’t expect.
What followed was two full days of negotiation. Not hours. Days. Morning through to evening, back and forth, working through every objection, every comparable, every term in the contract. The owners held firm. So did we.
At 7:30 PM on the second night, the contract was signed at $1.53M.
$60,000 below median. On a property where the owners believed comparable sales justified the high $1.6Ms.
That’s what preparation, patience, and persistence actually looks like.

Daniella needed a 6-bedroom house. She needed to move within four weeks. Most buyers in that position do one of two things: they panic-buy whatever’s available on the open market at whatever price the market demands, or they miss the deadline and scramble for short-term accommodation while searching continues. Neither is a good outcome.
We sourced the property off-market through our agent network, a 6-bedroom house that never reached public listing, accessed through a relationship with the selling agent before the campaign was even planned.
We inspected it. We ran the analysis. We negotiated directly.
Exchange in 9 days. Settlement in 21.
The property never hit the open market. The competition that would have driven the price up never materialised, because there was no public listing for that competition to respond to.
Savings of $50,000-$150,000 compared to what retail competition would have produced on a property of this type in this location.
Daniella moved on her timeline, into a property that met her brief, without competing with a single other buyer.

Tanya was based four hours from Brisbane. She wanted an investment property in the city, but couldn’t physically be present for inspections, wasn’t sure which suburbs to target, and had been frustrated for months trying to find suitable properties remotely. The search had stalled before it had
really started.
We sourced the property off-market, a 4-bedroom investment property in Moreyfield, direct from the owner. We inspected it on Tanya’s behalf, ran the full comparable analysis, modelled the rental yield against current market rents (not the selling agent’s optimistic estimate), and built the negotiation strategy before any offer went in.
Tanya never physically visited the property. She didn’t need to. Exchange in 15 days.
Closed at a price $50,000-$100,000 below market value.
Tanya now holds a cashflow-positive investment property in a Brisbane growth corridor, purchased from four hours away, without a single inspection visit, at a price that left meaningful equity from day one.

Tristan and Georgia wanted to relocate to Brisbane. They weren’t convinced they’d get value in a competitive market. Ascot was their preferred area, but they expected to pay
full retail.
We sourced in Ascot, one of Brisbane’s consistently in-demand inner-north suburbs, where the median sits at $1.245M and buyer competition is real. We found a property ahead of the market, ran the analysis, confirmed the value case, and negotiated directly.
Twelve days from engaging us to being under contract.
$1.205M. $40,000 below the suburb median. In a suburb where most buyers assume paying median is the starting point, not the ceiling.
Their first home, in their preferred suburb, at a price they didn’t think was possible.
Champagne On A Beer Budget, $30,000 Saved At Auction

Highest Conditional Offer

Savings
$30,000
A mother and daughter. Very specific about what they wanted, and honest about their budget. “Champagne on a beer budget,” in their words. They’d been searching for something that ticked every box at a price that made the numbers work, and hadn’t found it. We found it. Heading to auction.
Auction day carries risk, particularly when the property is something clients have attached to. Competing buyers, an auctioneer skilled at driving up bids, and the pressure of a public room can push a purchase price well above what the property is worth. We had a different play.
We used an existing relationship with the selling agent to make the case for a pre-auction unconditional offer, certainty for the vendor, savings for our clients. A clean offer, no conditions, immediate commitment. The vendor took it.
Secured at $750,000. The highest conditional offer on the table that day was $780,000.
$30,000 below the best competing offer. Secured before auction day, without the risk of being driven up in a room.
They got their unicorn. The champagne was well-earned.

Harry and Erin wanted an off-market investment property. They wanted the numbers to work. They wanted to avoid the retail market entirely.
We secured this off-market through a direct private sale. The owner was purchasing elsewhere and preferred to avoid agent commissions.
After negotiating down from $750,000 to $735,000, we also negotiated access to host tenant inspections during the contract period. That extra time allowed Harry and Erin to secure a tenant at $40 per week above the estate rental average, pushing their yield to 4.8%.
Three days after settlement, a near-identical property a few doors down sold
for $760,000. They purchased well below market value from day one.

First-time buyers. No knowledge of available schemes. A wide search area across SEQ. Budget constraints that seemed limiting at first.
We didn’t hand them a shortlist and move on. We guided them through every scheme available, supported their Help to Buy application, and got their budget increased by 30%. Then we started the real work.
Three different property briefs. Three different price points. Over 140 properties sourced. Over 30 inspected. Eight months of follow-through.
Most buyer’s agents would’ve given up. We didn’t.
A property close to family. $90,000 under market value. This is what commitment looks like. Once you sign with us, we see it through.
Regardless of how long it takes.
They got their unicorn. The champagne was well-earned.

As a mortgage broker, I have had the pleasure of working closely with Ben and Alistair, and I genuinely cannot speak highly enough of the service they provide. They are incredibly dedicated, hardworking, and truly care about getting the best outcome for their clients. Whether someone is buying their first home, upgrading, or building their investment portfolio, Ben and Alistair bring so much knowledge, strategy, and care to the process. What really stands out to me is the way they take the time to understand each client’s goals, not just for the immediate purchase, but for the bigger picture too. Their investment strategies and guidance help clients make confident, well-informed decisions, which is so important in today’s market. They work extremely hard behind the scenes to find the right opportunities, negotiate strongly, and make the whole buying journey feel clear and supported. Time and time again, I see clients thrilled with not only the properties they secure, but the experience they have along the way. Working alongside Ben and Alistair makes the process seamless for clients from the very early stages of thinking about buying, all the way through to settlement. They are the kind of Buyers Agents I am always proud to have involved in my clients’ property journey. I would highly recommend Ben and Alistair to anyone looking for knowledgeable, strategic, hardworking, and trustworthy buyers agents!Posted on Google![]()

My partner and I recently purchased our dream home with the help of Buyers Essential, and we honestly couldn’t be happier with the experience. From the very beginning, Alistair and Ben were an incredible team to work with. Alistair was kind, honest, professional, and genuinely down-to-earth. We always felt that he had our best interests at heart and appreciated his straightforward advice on every property we considered. Getting his call every week for updates always put a smile on our faces. One of the things we valued most was how involved they allowed us to be throughout the process. We could send through properties we found ourselves, ask questions or simply leave things in their capable hands. Having someone coordinate inspections, communicate with agents, and provide honest feedback took so much of the stress out of buying a property. Their knowledge, organisation, and guidance gave us confidence in every decision we made. Even though we came to Buyers Essential with pre-approval already in place, we ran into unexpected issues when our original lending contact left and our application was left without anyone actively managing it. Rather than letting us struggle through the process alone, Alistair and Ben stepped in and connected us with an excellent mortgage broker who got everything back on track. They also introduced us to a fantastic conveyancing team. Every person they recommended was knowledgeable, approachable, and happy to answer our many questions along the way. What really stood out was the network of trusted professionals they have built around them. Buyers Essential truly felt like a one-stop shop for anyone looking to purchase property. Having access to experienced brokers, conveyancers, and other industry professionals made the entire journey far less stressful and much easier to navigate. Thanks to their hard work, expertise, and support, we were able to secure the perfect home within our budget. The entire process felt smooth, transparent, and genuinely enjoyable. Whether you’re buying your first property or have purchased before, I would highly recommend Buyers Essential. We will absolutely be using them again for our next purchase and would not hesitate to recommend them to family and friends. 10/10 service – thank you, Alistair and Ben, for helping us secure our dream home!Posted on Google![]()

We were very optimistic about a Buyers Agent and why should we have to pay for buying a house. Well Ben totally changed these thoughts, he is beyond professional, attentive to the challenge of not just finding us a house but a HOME! He listens to understand and not to respond which is a fantastic attribute to have as a Buyers Agent. Thank you for making our Gold Coast purchase better than we thought it could be after 4 months of looking. You are determined and focussed and run a very professional and committed business and you should be so proud!Posted on Google![]()

Ben was an absolute pleasure to work with. This was our first transaction together, and I can confidently say it won’t be our last. Throughout the negotiation process, Ben provided clear, factual, and transparent communication, which helped make the transaction smooth, efficient, and stress-free for everyone involved. His professionalism and collaborative approach ensured that all parties remained informed and aligned every step of the way. Having worked on the sales side himself, Ben has a strong understanding of what is important to both buyers and sellers. This unique perspective allows him to navigate transactions effectively and help achieve positive outcomes while maintaining strong relationships between all parties. I would highly recommend Ben to anyone looking for a knowledgeable, trustworthy, and results-driven buyers agent.Posted on Google![]()

As first home buyers, we had a very specific and strict set of criteria when searching for our home, and Ben made the entire process feel so much less overwhelming. From the beginning, Ben was knowledgeable, patient, and genuinely invested in helping us find the right property. A special mention also goes to Ofer, who attended inspections with us and helped identify any potential red flags we may not have noticed ourselves. Having that extra level of experience and guidance during inspections gave us so much confidence throughout the process. Together, along with Al, they made an incredible team. Communication was excellent, they always made time for our questions, and they handled the entire process seamlessly from start to finish. 5 stars!Posted on Google![]()

We couldn’t have asked for a better experience with Ben and Alistair from Buyers Essential. When your brief is basically “buy us a house, townhouse or apartment!” you need calm, capable people — and that’s exactly what we got. From day one, they made everything feel manageable. They took the time to really understand what we wanted, clearly explained each step of the process, and guided us without ever making us feel pressured. Ben’s market knowledge, negotiation skills and attention to detail were outstanding — and we’re absolutely thrilled with the property we secured. What really impressed us was their commitment. Ben was available whenever we needed him — even on Christmas Eve — juggling negotiations across multiple properties, and we always felt like their top priority. He walked us through the negotiation strategy step by step, gave us smart, considered advice, and made sure we were always in the driver’s seat. Most of all, they’re just genuinely good people — no ego, no hype, just honest advice, strong advocacy… and we even had some fun along the way. If you’re buying an investment property, you want them in your corner. We’d work with them again in a heartbeat.Posted on Google![]()

Their knowledge, attention to detail, and genuine commitment gave us complete confidence at each stage. We also made some great mates through the process. Absolutely loved our experience with Ben. He was clear, prompt and went above and beyond to ensure we had the info we needed. So happy to be settled and highly recommend him

Every case study above has a number attached. The $60K. The $40K. The $30K before auction day.
But the number isn’t really the result. The number is the evidence of the result.
Ben and Alistair personally negotiate every purchase. No juniors. No handoffs. The same two people who produced every result above are the same two people who will be on your deal.
