Brisbane Is Australia's Fastest-Growing Capital And We Know
How To Buy In It.

Brisbane’s property market is structural, not cyclical: 19% annual growth, a $1.10M median, and Olympic infrastructure still to come. We know every agent, every pocket, and every lever to get you in at the right price.

Why Brisbane, And Why Now

Brisbane isn’t having a moment. It’s having a decade.

The investment case for Brisbane has been structural for years: jobs, transport, schools, hospitals, population growth, and long-term city expansion, and it’s now being supercharged by the largest infrastructure spend in Queensland’s history. The 2032 Olympics isn’t just a sporting event. It’s a $7 billion public infrastructure commitment that’s reshaping transport corridors, inner-city precincts, and the liveability of suburbs that most interstate buyers still haven’t discovered.

Dwelling values rose 1.8% in March 2026 alone. Annual growth has accelerated to 19%. The median dwelling value is sitting around $1.10 million. And unlike some of Australia’s capital city growth stories, Brisbane’s isn’t driven by a single demand spike. It’s driven by the deepest and most diversified employment base in Queensland, sustained interstate migration, and a housing supply that continues to fall short of what population growth demands.

For investors, the numbers stack differently here than they do on the Gold Coast, longer leases, deeper tenant pools, less sensitivity to micro-location, and a capital growth trajectory that’s being structurally supported rather than cyclically driven.

For owner-occupiers, Brisbane offers something increasingly rare in Australian capital cities: genuine liveability at price points that still represent value relative to Sydney and Melbourne, for now.

We expanded into Brisbane because our clients asked us to. We approached it the same way we approach everything: through relationships built carefully over time, with agents who know that when we bring a buyer, the process will be smooth, professional, and fast to transact. That reputation is why we get the call when something good comes up before it’s listed.

The Brisbane Market Right Now

Brisbane’s growth is being driven by four structural forces that aren’t going away.

Population growth that's real and sustained.

Queensland continues to attract interstate migration at a rate that outpaces housing supply, and Brisbane, as the capital, absorbs the largest share of that growth. This isn’t speculation. It’s demographics.

An employment base that's diversifying.

Brisbane’s jobs base has moved well beyond its historical reliance on government and mining services. Technology, healthcare, education, professional services, and construction are all growing, which means the tenant pool is broader, more stable, and less exposed to sector-specific downturns than it was a decade ago.

Olympic infrastructure driving long-term liveability improvement.

The 2032 Games are bringing new rail lines, upgraded road corridors, inner-city venue precincts, and significant public realm improvements to suburbs that are still priced as if none of that is coming. Buyers who position now are buying ahead of the value uplift that infrastructure delivers.

Supply that can't
keep up.

Development approvals in Brisbane have consistently fallen short of population-driven demand. The result is a structural undersupply that underpins price growth more reliably than any demand-side story.

Corelogic’s March 2026 data puts Brisbane’s annual dwelling value growth at 19%, with the median around $1.10M. Values rose 1.8% in a single month. These aren’t the numbers of a market that’s cooling.

Brisbane Versus The Gold Coast

We operate in both markets. That gives us a perspective most buyer’s agents don’t have, an honest, side-by-side read on which market suits which buyer and why.

The Gold Coast rewards
micro-location expertise

Get the suburb right and the street wrong on the Gold Coast, and no amount of suburb-level growth saves the individual property. Main roads, poor body corporates, flood risk, short-stay-heavy buildings, and low land component can mean a property in a “growth suburb” significantly underperforms. The Gold Coast can outperform strongly in the right pocket, but it punishes poor selection more harshly than Brisbane does.

Brisbane is more forgiving of
micro-location,
but rewards market timing

The employment base is deeper, the demand drivers are more diversified, and the tenant pool is broader, which means the difference between a good street and a mediocre one matters less than it does on the Coast. What matters more in Brisbane is getting into the right suburbs ahead of the infrastructure uplift, at a price point that gives you genuine upside rather than buying the story after it’s already priced in.

The investor math is different.

Brisbane typically offers better yield consistency and lower vacancy risk than Gold Coast investment stock, because the rental demand comes from a more stable employment base rather than lifestyle migration and tourism. The Gold Coast can deliver stronger short-term capital growth in the right pocket, but it requires more active management of micro-location risk.

Neither market is better than the other. They suit different buyers with different goals. We’ll tell you honestly which one fits yours.

What We're Seeing In Brisbane Right Now

Our expansion into Brisbane has been driven by client demand, and what we’ve found is a market where relationships matter even more than they do on the Gold Coast.

Brisbane’s best opportunities, the properties that transact before they’re publicly listed, the deals that come together because both parties trust the process will be clean and fast, are built on agent relationships that take years to develop. Every agent we work with in Brisbane knows that when we bring a buyer, it’s going to be professional, straightforward, and respectful of their time. That reputation is not incidental. It’s the reason we get the call.

What that means practically: we hear about properties before our clients’ competitors do. We get access to seller motivations and timeline pressures that aren’t public. And we go into negotiations with information that buyers relying on the open market simply don’t have.

A few observations on the current Brisbane market that every buyer should understand.

The best value is
moving fast.

At 19% annual growth, properties that represent genuine value, well-located, well-priced, structurally sound, are not sitting around. Buyers who are finance-ready and decision-ready secure these properties. Buyers who need two weeks to think about it find they’ve lost them.

Infrastructure positioning is a real strategy right now.

Suburbs that are currently priced without full credit for the Olympic infrastructure uplift still exist, but the window is narrowing. Buyers who identify these positions now are buying ahead of the curve. Buyers who wait for the infrastructure to be built are paying for
it twice.

The inner-ring suburbs are tightening.

Properties within 10km of the CBD, particularly in the $900K-$1.5M range, are seeing consistent competition and limited days on market. Preparation and speed of decision are more important here than almost anywhere else in the country
right now.

Four Things Every
Brisbane Buyer Should Know

Brisbane rewards preparation more than any other market.

At 19% annual growth, the gap between a buyer who’s finance-ready and one who still needs a pre-approval is often the gap between securing a property and missing it. We work with a panel of brokers who move quickly. If you’re not finance-ready when we start working together, we fix that first.

The infrastructure story is real, but it's not uniform.

Not every Brisbane suburb benefits equally from Olympic infrastructure. Some suburbs are in direct uplift corridors, new rail lines, upgraded precincts, improved public realm, and some aren’t. Knowing which is which, and buying in the right position before the market fully prices it in, is where the genuine long-term wealth is being created right now.

Off-market and pre-market access changes the equation.

Brisbane’s best properties often don’t reach the open market at all, or reach it only after serious buyers have already had the opportunity. Access to these properties comes from agent relationships built over time, not from a portal search. We have those relationships. The Ascot deal below is exactly what this looks like in practice.

Yield matters, but so does the exit.

Brisbane’s rental market is tight and getting tighter. Vacancy rates are at historic lows across most inner and middle-ring suburbs. But strong current yield is only part of the investment equation. We always assess resale appeal, because a property that yields well but only appeals to a narrow buyer pool at exit is a trap. We filter for both.

Where We Buy In Brisbane

Our Brisbane search is driven by client briefs, not a fixed suburb list, which means we go where the right property is, not where we happen to have the most familiarity. That said, our client activity has concentrated naturally around several areas that represent genuine value and strong fundamentals right now.

Family Markets Owner-Occupiers & Upsizers
Ascot, Hamilton
& Hendra

Premium inner-north suburbs with deep owner-occupier demand, strong school catchments, and the kind of established character that consistently supports values through market cycles. Ascot in particular has been a consistent performer. Our clients David and Michelle secured a property there at $40,000 below median, just 12 days after engaging us.

Milton, Paddington
& Red Hill

Inner-west character suburbs within easy reach of the CBD. Strong professional demand, limited supply, and the kind of walkability and lifestyle fundamentals that hold value through multiple cycles. These suburbs attract a buyer pool that’s both broad and deep, which matters for exit strategy as much as for current demand.

Woolloongabba &
South Brisbane

Directly in the Olympic infrastructure corridor. Woolloongabba in particular is being reshaped around the Gabba precinct, new rail infrastructure, public realm improvements, and commercial development that’s changing the suburb’s character in real time. Buyers who positioned here two years ago have already seen significant uplift. Buyers who position now are still buying ahead of the full build-out.

Middle Ring Families, Investors & Upsizers
Morningside, Hawthorne
& Balmoral

Established eastern suburbs with strong school catchments, riverside access, and consistent owner-occupier demand. Good transport links to the CBD and a community character that holds family buyers through multiple cycles. These are suburbs where supply is genuinely constrained, new stock is limited, and what trades does so with consistent competition.

Coorparoo

& Greenslopes

Increasingly popular as buyers price out of the inner ring. Strong school catchments, good public transport, and a price point that still represents value relative to Paddington and Red Hill. Active with both family buyers and investors who want inner-ring fundamentals at middle-ring prices.

Carindale &
Mount Gravatt

Major retail and lifestyle infrastructure, strong school options, and consistent demand from families who want space without sacrificing access. Larger blocks relative to inner-ring options, meaningful land component, and consistent tenant demand from families and professionals.

Growth Corridors Investors & First-Home Buyers
Moreyfield & Caboolture Corridor

Where our Moreyfield deal was done, a 4-bedroom investment property sourced direct from the owner, closed $50-100K below asking, exchanged in 15 days. This corridor is attracting investor attention for the same reasons the Gold Coast’s northern corridor has been performing: affordability, improving infrastructure, broad tenant appeal, and meaningful land component at entry-level price points.

Ipswich
Corridor

Strong rental demand driven by industrial employment, consistent population growth, and price points that still allow meaningful cashflow relative to inner and middle ring stock. Increasingly competitive as investors who missed the northern corridor’s early run look for the next move.

Logan
& Beenleigh

Affordability, M1 access, and improving infrastructure making these suburbs increasingly viable for investors who need the numbers to work rather than the lifestyle premium. Vacancy rates are tight, tenant demand is broad, and entry price points remain accessible.

Olympic Infrastructure Corridor

The suburbs most directly in the path of Brisbane’s Olympic infrastructure investment deserve separate consideration, because the uplift potential here is structural, not speculative.

Woolloongabba

Gabba precinct redevelopment, Cross River Rail station, and major public realm improvements already underway.

Bowen Hills & Newstead

RNA showgrounds precinct transformation, significant commercial and residential development, inner-city positioning that’s been undervalued relative to comparable suburbs.

Hamilton Northshore

Long-term mixed-use precinct development that’s been in planning for years and is now accelerating. Waterfront positioning, infrastructure investment, and a development timeline that’s creating genuine opportunity for buyers who position now.

These aren’t guaranteed outcomes, infrastructure projects move on their own timelines and markets don’t always respond linearly. But for buyers with a 7-10 year horizon, positioning in these corridors now represents the kind of structural opportunity that Brisbane has historically rewarded.

How We Approach
The Brisbane Market

Relationships
first, always.

Our competitive advantage in Brisbane isn’t a tool or a database. It’s relationships, with selling agents, with developers, with other buyer’s agents who cross-refer when they have a client looking in our territory. Those relationships take years to build and only work if every transaction is handled the same way: professionally, cleanly, and respectfully of every party’s time.

Every agent we work with in Brisbane knows that when we bring a buyer, the deal will proceed smoothly. That reputation is what gets us the call when something comes up before it’s publicly listed. And in a market moving at 19% annually, that early access is often the difference between a good purchase and a great one.

We apply the 10-Point Filter to every Brisbane property.

Rental demand, cashflow and holding costs, capital growth potential, location quality, tenant appeal, land component and scarcity, low maintenance risk, supply risk, finance and tax suitability, exit strategy, all ten points, every property, regardless of type or price point.

In Brisbane specifically, we weight capital growth potential and tenant appeal heavily for investors, because the market is moving fast enough that getting these two factors right compounds significantly over a 5-10 year hold. We weight location quality and liveability heavily for owner-occupiers and families, because Brisbane’s micro-location variation, while less punishing than the Gold Coast, still matters when it comes to school catchments, commute times, and resale appeal.

We negotiate for
the whole contract.

Brisbane sellers, like Gold Coast sellers, have motivations that go beyond price. A seller relocating for work needs a fast, certain settlement. A downsizer moving into aged care needs time. An estate sale often prioritises simplicity over every dollar. Knowing which situation you’re in, and structuring an offer that addresses the seller’s actual priorities while protecting yours, is negotiation leverage that most buyers never use, because they don’t know it’s available.

As a mortgage broker, I have had the pleasure of working closely with Ben and Alistair, and I genuinely cannot speak highly enough of the service they provide. They are incredibly dedicated, hardworking, and truly care about getting the best outcome for their clients. Whether someone is buying their first home, upgrading, or building their investment portfolio, Ben and Alistair bring so much knowledge, strategy, and care to the process. What really stands out to me is the way they take the time to understand each client’s goals, not just for the immediate purchase, but for the bigger picture too. Their investment strategies and guidance help clients make confident, well-informed decisions, which is so important in today’s market. They work extremely hard behind the scenes to find the right opportunities, negotiate strongly, and make the whole buying journey feel clear and supported. Time and time again, I see clients thrilled with not only the properties they secure, but the experience they have along the way. Working alongside Ben and Alistair makes the process seamless for clients from the very early stages of thinking about buying, all the way through to settlement. They are the kind of Buyers Agents I am always proud to have involved in my clients’ property journey. My partner and I recently purchased our dream home with the help of Buyers Essential, and we honestly couldn’t be happier with the experience. From the very beginning, Alistair and Ben were an incredible team to work with. Alistair was kind, honest, professional, and genuinely down-to-earth. We always felt that he had our best interests at heart and appreciated his straightforward advice on every property we considered. Getting his call every week for updates always put a smile on our faces. One of the things we valued most was how involved they allowed us to be throughout the process. We could send through properties we found ourselves, ask questions or simply leave things in their capable hands. Having someone coordinate inspections, communicate with agents, and provide honest feedback took so much of the stress out of buying a property. Their knowledge, organisation, and guidance gave us confidence in every decision we made. Even though we came to Buyers Essential with pre-approval already in place, we ran into unexpected issues when our original lending contact left and our application was left without anyone actively managing it. Rather than letting us struggle through the process alone, Alistair and Ben stepped in and connected us with an excellent mortgage broker who got everything back on track. They also introduced us to a fantastic conveyancing team. Every person they recommended was knowledgeable, approachable, and happy to answer our many questions along the way. What really stood out was the network of trusted professionals they have built around them. Buyers Essential truly felt like a one-stop shop for anyone looking to purchase property. Having access to experienced brokers, conveyancers, and other industry professionals made the entire journey far less stressful and much easier to navigate. Thanks to their hard work, expertise, and support, we were able to secure the perfect home within our budget. The entire process felt smooth, transparent, and genuinely enjoyable. Whether you’re buying your first property or have purchased before, I would highly recommend Buyers Essential. We will absolutely be using them again for our next purchase and would not hesitate to recommend them to family and friends. 10/10 service – thank you, Alistair and Ben, for helping us secure our dream home!

We were very optimistic about a Buyers Agent and why should we have to pay for buying a house. Well Ben totally changed these thoughts, he is beyond professional, attentive to the challenge of not just finding us a house but a HOME! He listens to understand and not to respond which is a fantastic attribute to have as a Buyers Agent. Thank you for making our Gold Coast purchase better than we thought it could be after 4 months of looking. You are determined and focussed and run a very professional and committed business and you should be so proud!

Ben was an absolute pleasure to work with. This was our first transaction together, and I can confidently say it won’t be our last. Throughout the negotiation process, Ben provided clear, factual, and transparent communication, which helped make the transaction smooth, efficient, and stress-free for everyone involved. His professionalism and collaborative approach ensured that all parties remained informed and aligned every step of the way. Having worked on the sales side himself, Ben has a strong understanding of what is important to both buyers and sellers. This unique perspective allows him to navigate transactions effectively and help achieve positive outcomes while maintaining strong relationships between all parties. I would highly recommend Ben to anyone looking for a knowledgeable, trustworthy, and results-driven buyers agent.

As first home buyers, we had a very specific and strict set of criteria when searching for our home, and Ben made the entire process feel so much less overwhelming. From the beginning, Ben was knowledgeable, patient, and genuinely invested in helping us find the right property. A special mention also goes to Ofer, who attended inspections with us and helped identify any potential red flags we may not have noticed ourselves. Having that extra level of experience and guidance during inspections gave us so much confidence throughout the process. Together, along with Al, they made an incredible team. Communication was excellent, they always made time for our questions, and they handled the entire process seamlessly from start to finish. 5 stars!

We couldn’t have asked for a better experience with Ben and Alistair from Buyers Essential. When your brief is basically “buy us a house, townhouse or apartment!” you need calm, capable people — and that’s exactly what we got. From day one, they made everything feel manageable. They took the time to really understand what we wanted, clearly explained each step of the process, and guided us without ever making us feel pressured. Ben’s market knowledge, negotiation skills and attention to detail were outstanding — and we’re absolutely thrilled with the property we secured. What really impressed us was their commitment. Ben was available whenever we needed him — even on Christmas Eve — juggling negotiations across multiple properties, and we always felt like their top priority. He walked us through the negotiation strategy step by step, gave us smart, considered advice, and made sure we were always in the driver’s seat. Most of all, they’re just genuinely good people — no ego, no hype, just honest advice, strong advocacy… and we even had some fun along the way. If you’re buying an investment property, you want them in your corner. We’d work with them again in a heartbeat.

Common Questions

Yes, meaningfully so. Brisbane’s median is around $1.10M against Sydney’s $1.45M and Melbourne’s $0.95M, but Brisbane’s growth trajectory and infrastructure pipeline make the comparison more favourable than the headline numbers suggest. Brisbane is growing faster than both, has a stronger structural demand case than Melbourne right now, and offers considerably more liveability value per dollar than Sydney. For buyers pricing out of other capitals or looking to invest in a market with genuine long-term momentum, Brisbane’s value proposition remains strong.

That depends entirely on your budget, strategy, and risk tolerance. Inner-ring suburbs like Ascot, Hamilton and Woolloongabba offer strong long-term capital growth with Olympic infrastructure tailwinds, but require meaningful entry capital. Middle-ring suburbs like Coorparoo and Morningside offer better affordability with strong fundamentals. Growth corridor suburbs like Moreyfield and the Ipswich corridor offer the best entry-level investment numbers but require more confidence in the suburb’s long-term trajectory. We’d rather have that conversation with your specific brief in front of us than hand you a generic answer.

Directly, if you’re buying with a 7-10 year horizon. Suburbs in the Cross River Rail corridor, the Gabba precinct, and the Hamilton Northshore development are all positioned to benefit from infrastructure investment that’s already committed and progressively being built out. The question isn’t whether the uplift is coming, it’s whether the current price has already fully priced it in. Some areas have. Some haven’t. We know which is which.

Across most inner and middle-ring suburbs, vacancy rates are at or near historic lows, well below 2% in most areas. The structural undersupply driving Brisbane’s price growth is also driving its rental market: more people need to rent, fewer rental properties are available, and rents have risen accordingly. For investors, this is one of the most favourable conditions the Brisbane rental market has seen in a generation.

Yes, this describes a significant portion of our Brisbane client base. Interstate buyers are often attracted by Brisbane’s value relative to Sydney and Melbourne, or by Olympic infrastructure positioning. We manage the entire process on your behalf, inspections, analysis, negotiation, contract, and settlement, without you needing to be present. The Moreyfield deal above was done for clients four hours from Brisbane who never physically inspected the property.

Brisbane’s auction market is active, particularly in the inner and middle ring, and auction clearance rates have been strong across most price points. The approach is similar to the Gold Coast, we bid on your behalf with a pre-agreed strategy and a clear ceiling, or work the agent relationship to take the property off the table before auction day where that’s the stronger play. What differs is the auction culture: Brisbane agents are generally more comfortable with pre-auction offers than Gold Coast agents in some segments, which gives us more opportunity to transact before the public competition begins.

The same checklist we apply everywhere: flood overlays, council development plans and infrastructure approvals, comparable sales analysis for accurate market valuation, site drainage and maintenance risk assessment, and for investment properties, rental yield modelling against current market rents. Brisbane has specific flood considerations, the 2011 and 2022 events are both part of the city’s recent history, and flood overlay checking is non-negotiable for every property we assess regardless of suburb. We also review body corporate history for strata properties and check for development approvals in the surrounding area that could affect amenity or value.
